Fire Safety Act 2021

The Fire Safety Act 2021 came into force on 16 May 2022 and amends part of the Regulatory Reform (Fire Safety) Order 2005 (RRFSO); although the RRFSO still remains as the primary legislation. The act clarifies that where a building contains two or more sets of domestic premises the responsible person must update their fire risk assessment to include:

  • The building’s structure and external walls (including windows, balconies, cladding etc.) and any common parts
  • All doors between domestic premises and common parts

Fire Safety (England) Regulations 2022

The Fire Safety (England) Regulations 2022 have been introduced to implement the majority of the recommendations in the Grenfell Tower Inquiry Phase 1 report. These regulations are intended to come into force on 23rd January 2023. They will make it a requirement for responsible persons of high-rise blocks of flats to provide information to Fire and Rescue Services to assist them to plan and, if needed, provide an effective operational response. The government have produced the following fact sheets on the regulations, which are currently the best source of guidance and information on the regulations and different requirements.
